This is an introductory qualification ideal for those wanting to gain basic knowledge in key areas related to residential letting and property management. It's primarily suitable for those entering the profession with no previous experience, and don't hold a qualification of a higher standard within this sector. 

What will be covered?

Unit 1: Health and Safety, Security and General Law (COM1)
Understand the general concepts of law relevant to a property professional. It deals with the historical development of the law as well as current concepts, relevant statute and common law.

Unit 2: Customer Service within the Property Sector (CSPS1)
Understand the importance of customer relations in a business environment and the general principles of customer service, in the context of work done in the property sector. You will look at the importance of record keeping, particularly when dealing with complaints and dispute resolution.

Unit 3: Introduction to Residential Property Letting Practice (IRPLP)
Learn about the type of occupation rights offered to occupiers/tenants and factors that affect the rents that can be charged. This unit covers the relationship between agent and landlord, occupier and/or tenant; the statutory checks that must be made relating to a property and the protection that must be offered.

Unit 4: Introduction to Residential Property Management Practice (IRPMP) 
This unit covers the obligations an agent takes on when undertaking the management of a property; including maintenance & repair obligations, processes/procedures to fulfil said obligations, the renewal and ending of an occupancy/tenancy agreement and methods of dispute resolution.

How long will it take?

Up to 12-18 months to complete, requiring approximately 90 hours of qualification study time in total.

You have 3 years from your date of registration to achieve all of the required units to complete the qualification. If you fail to pass all units within this 3 year timescale, you will need to re-register, but you will be able to carry over results of any previously achieved units which are still available for assessment at the time of re-registration.

How will I be assessed?

Each of the 4 units are assessed by a multiple-choice examination which is taken on a computer at a UK Pearson Vue test centre.

Unit 1 consists of 20 multiple-choice questions which must be answered within 30 minutes and a pass mark of 70% must be achieved (this equates to 14 out of 20 questions answered correctly).

Units 2, 3 and 4 consists of 15 multiple-choice questions which must be answered within 30 minutes and a pass mark of 73% must be achieved (this equates to 11 out of 15 questions answered correctly).

What will I get?

You will receive a nationally recognised qualification at a level broadly equivalent to a GCSE.
This qualification is also recognised by ARLA Propertymark for their membership.

Recognised Centres and Apprenticeship providers

Private training providers deliver learning programmes and the Propertymark Qualifications examinations directly to their learners and apprentices. Each organisation who become a Recognised Centre meets stringent recognition criteria by Propertymark Qualifications and are subject to ongoing quality assurance.

A number of centres operate nationwide and are happy to take on individual learners and customers, although they may charge fees for these services in addition to those for your Propertymark Qualifications examinations. Find a recognised centre.


Examinations are held at UK Pearson Vue test centres and there are roughly 140 test centres across the country.

How much do they cost?

  • £50 - when booking individually 
  • £80 - when booking two units together that will be taken back to back on the same day by one candidate. Use promotional code TA_TWO_EXAMS16 when booking online.

Results & certification

You will be issued with a results slip from Pearson Vue immediately after your examination. For failed examinations, the bottom of the slip will include a scoresheet, highlighting areas in which you have scored high/low in.

You will be issued with a passed letter once you have achieved all necessary units of the qualification. This letter will be posted to your registered postal address, typically the Monday after you have passed your final examination.

A qualification certificate will be posted to your registered postal address within three weeks of completing your final examination. You do not need to apply for the certificate or pay a further cost as the fee is included within the examination fees.
